Chicago spring market preview

As we move from winter into early spring, Chicago’s real estate market typically starts to wake up. Buyers who sat out the holidays and deep winter cold begin touring again, and serious sellers use late February and March to get ahead of the traditional spring rush.
What this often means in practice:
  • More listings come online in March and April, especially in popular neighborhoods and near transit.
  • Well priced, move in ready homes see the most activity and can attract multiple offers.
  • Buyers who are pre approved and prepared tend to have an edge as competition picks up.
If you are thinking about selling this spring, February is a great time to tackle small repairs, declutter, and schedule photos so you can launch as soon as buyer traffic increases. If you are a buyer, this is the moment to get your financing ducks in a row so you are ready to act quickly when the right property appears.

One hot design trend: 

Warm, textured minimalism

A major design trend right now is what I would call warm minimalism: clean lines and simple forms, but with softer, more livable finishes. Instead of stark white everything, we are seeing:
  • Layered neutrals such as creams, greige, and soft taupes instead of bright white walls.
  • Natural textures including light wood tones, woven shades, linen drapes, and textured rugs.
  • Statement lighting that is simple but sculptural in black, brass, or muted metals.

For resale, this approach is great because it photographs beautifully and feels calm and updated without being too specific to one style. If you want an easy entry point, consider repainting one main space in a soft neutral, swapping out a dated light fixture over the dining table, or adding a textured rug and a couple of wood or woven accent pieces. Small changes can make listing photos and showings feel much more current.

 

 

 

February maintenance reminder: Service your HVAC system

Around February, before we fully transition out of heavy heating season and long before summer humidity hits, it is smart to service your HVAC system. This is especially important in Chicago, where furnaces and combined HVAC systems work hard through winter.
A good annual check typically includes:
  • Inspecting and cleaning the furnace components and blower.
  • Checking for carbon monoxide issues and ensuring safe operation.
  • Replacing or cleaning filters and verifying proper airflow.
Staying on top of this once a year can improve energy efficiency, extend the life of your system, and reduce the risk of an inconvenient and expensive breakdown during an extreme weather week. If you have not had a professional tune up in the last 12 months, now is an ideal time to schedule one.
 

First time buyer tip of the month

If you are a first time home buyer, one of the best moves you can make right now is to get a clear, written budget before you start touring. That means talking with a lender early, understanding not just your maximum approval amount but also what monthly payment feels comfortable when you include taxes, insurance, assessments, and utilities.
Once you know that number, share it with your agent so you can stay focused on homes that truly fit your lifestyle and your long term financial comfort. This prevents disappointment, keeps you from stretching too far in a competitive situation, and helps you move quickly and confidently when the right home hits the market.
